Building Survey Overview

A Building Survey is the most comprehensive report you can obtain regarding a property's condition. Typically conducted by a Chartered Surveyor, who is a member of the Royal Institution of Chartered Surveyors and holds the MRICS or FRICS, this survey is classified as a "Level 3" Survey by the RICS, ensuring high professional standards. When hiring a Chartered Surveyor, you can trust that the findings will meet your needs as such Professionals are subject to regular checks by the RICS of professional competence.

Other professional organizations include the Chartered Association of Building Engineers (CABE) and the Chartered Institute of Building (CIOB), whose members hold the titles MCABE, FCABE, MCIOB, or FCIOB. The Residential Property Surveyors Association (RPSA) also offers various reports, though its members are not classified as 'Chartered Surveyors' and may well have undertaken a 'Fast Track' (when compared to that of a Chartered Surveyor) route which is typically much less, unless they belong to one of the aforementioned organizations. Registered Architects may also conduct surveys.

What Quality of Report Should You Expect For Your Money?

A Level 3 Building Survey is generally regarded as the most thorough service available, with prices varying among Surveyors. Homebuyers often wonder what they will receive for their investment. Most Level 3 Building Surveys will suffice for the majority of buildings and Surveyors will discuss your situation to recommend the best approach. When selecting a Surveyor, consider their qualifications, experience, location, number of inspections carried out per day, survey and report delivery dates and whether it includes photographs.

Appointing a Surveyor

Not all Building Surveyors are RICS members; some belong to other professional bodies with similar qualifications. While many offer excellent service, it's essential to verify that your chosen Surveyor has the necessary qualifications, experience, and insurance before hiring them.

Objective of a Level 3 Building Survey

The goal of a Level 3 Building Survey is to uncover defects with a property before you finalize a purchase agreement. An experienced Chartered Surveyor can identify problems and defects you, or indeed a less experienced Surveyor, might overlook. Note that a Building Survey typically does not include a valuation.

Building Surveys, sometimes called Full Structural Surveys, provide detailed insights into a property's construction and condition. They are particularly recommended for older homes or those with potential issues but can be beneficial for any property, especially those needing renovation.

Different Types of Survey

For homes built after 1840, of traditional construction materials (e.g. brick walls, tiled roof)  that are in a reasonable condition (wear and tear excepted) property buyers can consider a Level 2 Home Survey Report, which is usually less expensive and can be suitable for properties with minimal expected issues. This report follows RICS guidelines and replaces the previous Homebuyer Survey.

Your lender may request a Valuation Report, which is more concise and tailored for them rather than the buyer, potentially lacking the detail you need.
